Tennessee Tower Equipment Removal & Roof Replacement: Removal and replacement of 5,073sf of existing roof membrane system at the 31st Mechanical mezzanine roof, 4,000sf of parapet wall membrane waterproofing and all required related roof work. The Project also includes the removal of all obsolete equipment, including the cooling tower, cooling tower support structure, abandoned plumbing and HVAC equipment, and replacement of the flagpole platform. The Project will increase the existing thickness of insulation as required, modify the roof drainage system, modify the access doorways to allow the required insulation and relocate the access stairway away from the microwave transmitters. The Project requires the use of a buck hoist, swing stages and extensive scaffolding. In addition, a certified asbestos abatement contractor will be required to remove certain components of the existing cooling tower.
Tennessee Tower Exterior Maintenance & Repairs: The scope of this 30-story tower maintenance project consisted of a complete inspection of the exterior travertine veneer, re-glazing of the storefront windows throughout the building, installation of a new rooftop garden, cleaning of the building’s exterior skin, and repair of all leaks and envelope failures at the travertine and the glazing. The architects, KSA, prepared core samples of the roof, pulled glazing and travertine panels to confirm where and how the building was leaking. Once the investigation was completed, KSA prepared phasing plans, detailed cost estimates, and created retrofit details that solved leaking at the curtain walls and at the roof. We replaced glazing, glazing framing, and travertine, we caulked the exterior and cleaned the existing travertine. Throughout the construction process the team inspected every window and travertine panel from the exterior on suspended platforms.
